Why a Flat Loan Fee?
Typically, mortgage lenders charge an origination fee of 1% of the loan amount plus a bunch of other fees. In this outdated bank model, the more you borrow, the more you pay. Providing a loan of $200,000 takes the same amount of work and time as a loan of $400,000. If you borrow $200,000 that origination fee would be $2,000, whereas borrowing $400,000 and the fee goes up to $4,000.
How is that fair to the client borrowing $400,000? How is paying $2,000 extra for your mortgage a good deal? Clients have been asking that question for years. You can do better.
A Better Value
Instead of paying points, why not choose to pay a flat loan fee of just $1,490 for your mortgage. Your flat loan fee covers the processing and underwriting of your loan, regardless of the loan amount. Typical third party costs for appraisals, escrow, title insurance and other normal cost’s, are added to the flat fee and never marked up.
If you choose to pay points, you can pay towards a discount. Discount points buy you a lower interest rate and don’t end up in some banker’s pocket. If you pay more, you should get more.
